Even the most durable awnings can collect pollen, pollution and organic debris that lead to staining and mildew growth, especially after monsoon season or in shaded, humid areas. Regular cleaning keeps your awning looking vibrant, extends fabric life and protects your investment from permanent UV-set damage.

At Arizona Awnings, we can provide professional cleaning and mildew treatment for both residential and commercial awnings throughout the Phoenix metro area. Whether you own a fixed patio structure, retractable shade system or commercial canopy, consistent care keeps your fabric strong, clean and visually appealing for years to come.

Why Regular Cleaning Matters

Many premium fabrics are marketed as “low-maintenance,” but even treated materials are not completely self-cleaning. Over time, dirt, pollen and oils settle into the fibers, allowing moisture to cling to the surface. This combination encourages mildew, fading and stains that become harder to remove once they’ve been baked in by the sun.

Phoenix’s intense UV exposure sets stains faster than in cooler climates. If dirt, sap or mildew sits on the surface for long periods, the heat can chemically bond the discoloration into the fabric coating. These UV-set stains are difficult to lift completely.

Routine cleaning prevents this cycle by removing contaminants before they cause long-term damage. A light rinse and gentle scrub every few months, and particularly after dust storms, can help preserve the awning’s finish, color and waterproofing treatment.

Understanding Mildew and Stains

Mildew is a living organism that thrives on dust, organic debris and moisture. It doesn’t actually feed on synthetic awning fibers; it feeds on the dirt sitting on top of them. That means even mildew-resistant fabrics can develop surface growth if they aren’t kept clean.

Common causes of mildew include:

  • Pollen or leaf debris trapped in seams or folds.
  • Prolonged moisture from irrigation or monsoon humidity.
  • Shaded or north-facing installations with limited airflow.

Likewise, stains may come from bird droppings, tree sap, rust or hard water spots after a rainstorm. While not all stains damage fabric immediately, the combination of organic residue and UV exposure accelerates fabric degradation.

Safe DIY Cleaning Practices

  1. Start with a rinse: Use a garden hose with a gentle spray to remove loose dirt and debris. Avoid pressure washers, they can strip coatings and stretch seams.
  2. Mix a mild cleaning solution: Combine lukewarm water with a small amount of gentle soap, such as Dawn or Woolite. Avoid bleach, ammonia or harsh detergents, which can weaken threads and void fabric warranties.
  3. Scrub gently with a soft brush: Work in small sections using circular motions. Focus on areas where dirt or mildew is visible, but don’t scrub aggressively.
  4. Rinse thoroughly: Make sure all soap residue is removed, as leftover detergent can attract more dirt.
  5. Allow to dry completely: Air dry the awning fully before retracting or rolling it up. Storing it wet encourages mildew growth and odor.

If stains persist after cleaning, let the area dry and repeat the process before trying any stronger product. Using bleach or solvent-based cleaners can discolor acrylic, vinyl or canvas fabrics and damage waterproofing. In most cases, it’s better to call the professionals at Arizona Awnings for advice and service before trying cleaners that could damage your awning.

Mildew Treatment Tips

If mildew spots appear, treat them early. Once mildew takes hold in Arizona’s heat, it can spread quickly and leave permanent staining even after cleaning.

For mild mildew growth:

  1. Mix a solution of 1 part white vinegar to 3 parts water.
  2. Apply it with a spray bottle, then gently scrub and rinse.
  3. Allow to air dry completely in the sun.

Avoid chlorine bleach unless specifically recommended by your fabric manufacturer. On many acrylic or solution-dyed fabrics, bleach can fade colors and weaken stitching.

If your awning still shows mildew or staining after treatment, professional cleaning may be needed.

What Not to Use on Your Awning

  • Pressure washers or high-power nozzles
  • Chlorine bleach (unless approved by your manufacturer)
  • Acetone, paint thinner, or solvent-based cleaners
  • Abrasive brushes or metal scouring pads
  • Commercial degreasers or oven cleaners

These can weaken the fibers, cause streaking, and reduce the fabric’s ability to repel water and resist fading.

If you are unsure which products are safe for your awning brand, Arizona Awnings can recommend the correct cleaning solution and protective spray for your specific fabric type.
